Direct Export

Location | Lacy Logistics Building A      Space | 58,000 SF     Project Goal |  Renewal vs. Relocation

Direct Export is a wholesale importer that creates decorative products for Christmas and Spring with distribution channels that service all of North America.

Direct Export’s executive team, headquartered in Dallas, engaged Flinn Ferguson to evaluate the strength of renewing at their pre-existing facility in Lakewood vs. evaluating alternatives further south. Their initial directive was to prioritize the renewal. Over the course of subsequent negotiations, the benefit of relocating became very apparent. Ultimately, Direct Export elected to move to a newly developed-first generation distribution center in Lacey. They gained brand new facility, with additional square footage, clear height, docks, and a fully secured yard. Each of these factors were achieved in tandem with a 15% savings compared to renewal.
