Wheel Mart

Flinn Ferguson Cresa was engaged by Wheel Mart in October 2020 to evaluate whether to renew and expand their existing facility in Tukwila, or relocate and expand further south. A study of Wheel Mart’s distribution channels and employment attrition potential resulted in the conclusion that moving up to 15 miles south of Tukwila was viable. Moving south beyond the I 5 / SR 7 interchange in Tacoma lacked viability because of fluctuations in traffic volume, which eliminated Lakewood as a solution. Wheel Mart ultimately elected to relocate to a 42,579 SF facility in Pacific, which resulted in 12% savings in total occupancy costs over the 7-year term. Their new facility in Pacific was constructed in 2020. Their pre-existing facility in Tukwila was constructed in the 70’s. Wheel Mart gained 6’ of clear height (30’ total), 4 additional docks, 1,500 SF of BTS office, and outdoor fenced storage.
